What is an inspection in Kera?

ForLandlordsProperty managers

Who can do this

Landlord; Organization users with View Inspections. Tenants and owners see and sign inspections on their leases or properties.

Where to find it

Side nav → Inspections

Steps

  1. An inspection records the condition of a unit room by room. Each item gets a rating (Excellent, Good, Fair, Poor, Damaged or N/A), notes and photos.
  2. Types: Move-in, Move-out, Routine, General.
  3. Statuses: Draft (being captured), Pending sign-off (submitted, waiting for signatures), Completed (everyone signed), Void (cancelled) and Being edited (a submitted report being amended).
  4. On submit, Kera writes a PDF report and sends it for e-signature to the landlord or manager, and optionally the tenant and owner.

Limits

Kera's report is its own format. It isn't a provincial form, except that Prince Edward Island reports start with Form 5 and Kera fills in British Columbia's RTB-22 notice.
