How do I create an inspection?

ForLandlordsProperty managers

Who can do this

Landlord; Organization users with Create Inspections.

Where to find it

Inspections → New inspection. Also: Property → Actions → Start inspection; or the Inspections section of a property, unit or lease → New inspection.

Steps

  1. Select New inspection. The New inspection form opens with a Preview beside it.
  2. Which unit and lease?: choose the Property, the Unit (multi-unit only) and the Lease (optional). Keep Tenant must sign on if the tenant should sign. Turn on Owner must sign if the owner should sign (shown only when the property has an owner on file). Select Continue.
  3. What kind of inspection?: choose the Inspection type (Move-in, Move-out, Routine, General), pick a template in Rooms (or No template, then build rooms; see the next article), and optionally a Scheduled date. Select Continue.
  4. Do the tenants need a notice of entry?: choose No notice, Send through Kera or Already given (see the notice of entry articles).
  5. Read What happens when you create it in the Preview, then select Create inspection (or Create and send notice).

What happens next

Toast "Inspection created" and you're taken to the new inspection, in Draft. The tenant can see it in their portal. Nothing is sent for signing until you submit it.

Good to know

  • Single-unit properties have no Unit picker; the unit is attached for you.
  • Without a lease, Tenant must sign is blocked ("Select a lease first. The tenant on it is who signs.") and only you sign.
  • For Move-out, the Lease list also shows ended leases.
  • Manitoba, on a move-in or move-out: a switch The landlord or tenant asked for a condition report. Turn it on when either side asked; Kera then tracks the duty to give a signed copy (it carries over from move-in to move-out).
  • Changing the property clears the unit and lease; later answers that depend on them are marked to check again.
  • If you leave Rooms empty, Kera uses its default checklist.

Troubleshooting

  • "Property is required" or "Type is required": answer step 1 or 2.
  • "Every room needs at least one item": a room you added has no items. Add one or remove the room.
  • "Could not create inspection": nothing was created. Try again.
