What is a notice of entry, and when can Kera send one?
ForLandlordsProperty managers
Who can do this
Landlord; Organization users with the notice permissions (preparing needs Prepare Notices, serving needs Serve Notices, withdrawing needs Delete Notices).
Where to find it
Inspections → a Draft inspection with a lease → Actions → Send entry notice
Steps
- A notice of entry tells tenants when you'll enter the unit. Kera checks the province's rules: allowed hours, days you can't enter, how far ahead, notice time, and whether a signature is needed.
- Kera can write and serve one in Ontario, British Columbia, Alberta, Saskatchewan, Manitoba, New Brunswick, Nova Scotia, Prince Edward Island, Newfoundland and Labrador, the Northwest Territories and Nunavut.
- Kera can email it for you in Ontario, British Columbia, New Brunswick, Prince Edward Island, and Newfoundland and Labrador only when every tenant agreed to online notices. In Saskatchewan no consent is needed, but email or mail service only counts if you also post a copy on the tenant's door.
- In Quebec and Yukon, Kera can only record a notice you gave yourself.
Good to know
- Hours: 8 a.m. to 8 p.m. in most provinces; British Columbia 8 a.m. to 9 p.m.; Quebec 9 a.m. to 9 p.m.
- British Columbia and Nova Scotia: no more than 30 days ahead; Manitoba 14 days; Saskatchewan 7 days.
- Saskatchewan: email and mail count as service only together with posting a copy on the tenant's door.
- Saskatchewan asks for an entry window (up to 4 hours); Alberta, Manitoba, the Northwest Territories and Nunavut allow an optional window.
- Alberta: no entry on statutory holidays or the tenant's day of worship. New Brunswick: no Sundays or holidays. Both need your signature on the notice.
- Nova Scotia allows email only from your own email address, so Kera can't email it (use Email (I sent it myself)). Manitoba, the Northwest Territories and Nunavut don't allow email service.
