Steps
- Kera works out vacancy from current leases, not from a stored status. A unit counts as leased when it has a current lease, including a record-only lease you imported or entered.
- A building's orange badge counts only units with no current lease.
- A single-unit property with a current lease counts as Leased; one whose only lease has ended counts as Available and offers Add lease.
Good to know
Provincial rules decide whether a fixed-term lease past its end date still counts as current. In Ontario a fixed term that runs past its end continues month to month, so the unit stays leased. In provinces where the tenancy doesn't continue automatically (for example Saskatchewan), it doesn't.
