What do Income, Expenses and Net income on the Overview mean?

ForLandlordsProperty managers

Who can do this

Anyone with View Accounting.

Where to find it

Accounting → Overview → the summary card.

Steps

  1. Read the three figures: Income, Expenses and Net income (Income minus Expenses).
  2. Change the period with the period picker to see a different range.

What happens next

The figures are on a cash basis: they count money when it moves through a bank account, net of GST/HST.

  • Income is money received for revenue accounts, without the GST/HST you collected.
  • Expenses is money paid out for expense accounts, without the GST/HST you can claim back.
  • A bill counts when you pay it, not when you approve it. A business invoice counts when the customer pays, not when you send it.
  • In the list below, each row is signed from your bank's point of view: money in shows "+", money out "−", a transfer between two of your own accounts shows the amount with no sign, and a row that moved no money (for example an accrual) reads No money moved.

Good to know

  • Landlord: rent counts as income once, when received.
  • Organization: rent you collect into trust for an owner is not your income. It shows under the Owner activity filter. Your management fees, business income and the share of costs you pay yourself are your figures. When an expense is split with the owner, only your share counts.
  • Organization, Owner activity filter: the card switches to the owners' figures: rent received into trust as income, fees and owner-billed costs as expenses. Payouts to owners are not costs.
  • QuickBooks mode: the card shows QuickBooks' figures instead.

Limits

Entries without a posted date, or posted to an account that isn't in your chart of accounts, don't count in the figures.
