How do I set lease defaults for all my properties?
ForLandlordsProperty managers
Who can do this
Landlord; Organization users with Edit Leases (leases:edit), which includes the default Admin and Employee roles. Organization members limited to assigned properties see only their own properties (see next article).
Where to find it
Settings → Leases → Ontario Standard Lease → Set defaults.
Steps
- Click Set defaults. The button spins while the form loads, then the blank lease opens full screen.
- In the side panel, Defaults for reads For all properties.
- Fill the blanks you want on every lease, for example Parking, a utility box, or Section 15's Additional terms.
- Click Save defaults.
What happens next
The toast Defaults saved appears and the row's count updates (an unticked box isn't counted). Every new Ontario lease Kera fills uses these values.
Good to know
Only the defaultable blanks are fillable. Names, unit, term, rent, deposit, signatures and dates are filled from each lease. Section 15's two boxes are locked: Kera ticks the attachment box when there are additional terms. On a phone, the same blanks are fillable in the mobile view and the scope picker is in the side drawer.
Troubleshooting
- Couldn't save your defaults with a "Choose only one of …" message: you ticked both boxes of a yes/no or landlord/tenant pair. Untick one and save again.
- Couldn't save your defaults / "The form is still loading. Try again in a moment.": wait for the form to finish loading.
- Couldn't open your defaults: the form didn't load; close and try again.
- To remove a saved value, clear it and click Save defaults.
