How do I send British Columbia's final opportunity notice (RTB-22)?
ForLandlordsProperty managers
Who can do this
Landlord; Organization users with Edit Inspections and the notice permissions. British Columbia move-in and move-out inspections only, before submit.
Where to find it
Inspections → the BC inspection → header Scheduling line; then Actions → Send final opportunity notice (RTB-22)
Steps
- In the header, select Record your first offer. Enter the Proposed date, Time and How you offered it, then Record offer.
- Select Send final opportunity notice (RTB-22). Your first offer shows read-only; select Continue.
- Proposed time for the final opportunity: pick the Date and Time (start between 8:00 a.m. and 8:00 p.m.). Select Continue.
- Review, then Create notice. View notice shows the filled RTB-22.
- Sign the notice → Sign notice, and sign.
- How will you serve it?: email through Kera (if all tenants agreed to online notices), deliver it yourself, or serve later. Then Done.
What happens next
Toast "Offer recorded" after step 1; the header reads "Scheduling: first offer <date> at <time> · <how>" with Change first offer. After serving, Actions reads Final opportunity notice (RTB-22), and the notice and certificate of service appear in the lease's Notices. Serve later adds a task "Serve RTB-22 for the inspection on <date>".
Good to know
A lease with more than two tenants gets a second filled page. If the tenant misses both times, you may inspect without them (answer No at submit).
Troubleshooting
- "The final opportunity must be a different time from your first offer."
- "Propose a start time between 8:00 a.m. and 8:00 p.m. The inspection must be done by 9:00 p.m."
- "Served this way today, the tenant wouldn't receive it before the proposed time. Serve it faster, or reschedule."
- To reschedule or withdraw an unserved RTB-22, use its row's menu in the lease's Notices ("RTB-22 withdrawn"). A served RTB-22 can't be withdrawn.
