How do I prepare an agreement to end the tenancy (N11, RTB-8 or Kera's agreement)?

Landlord, Organization admin, Organization members with Terminate Leases and Prepare Notices.

Where to find it

End lease → Both parties agree → Continue → Prepare the agreement.

Steps

  1. On Agree to end the tenancy ("Kera prepares an agreement to end the tenancy from the date you agree on. You sign it, then every tenant on the lease signs. Nothing is served."), press Prepare the agreement. A second composer opens, titled "Agreement to end the tenancy · N11" (Ontario), "· RTB-8" (BC), or "Agreement to end the tenancy" elsewhere.
  2. When does the tenancy end?: Agreed end date and Move out by (defaults to 1:00 p.m.).
  3. Who signs?: lists every tenant and you. "No email on file" flags a tenant without an email.
  4. Anything else agreed?: Nothing else, Rent paid up to a date (Rent is paid up to), A payment (Agreed payment, Who pays it: Landlord pays tenant / Tenant pays landlord), and a deposit note.
  5. Sign online or on paper?: Online · you sign first, Online · sent to everyone at once, or on paper ("Print it, everyone signs by hand, then you upload the signed copy.").
  6. Review the agreement → Prepare agreement.
  7. Online: on Sign the agreement, press Sign now, add your signature and the date signed.

What happens next

Kera emails each tenant a signing link (immediately with "sent to everyone at once"). Tenants sign lists each tenant with "Waiting" or "Signed <date>" and "Kera reminds them every 3 days until <date>." The lease's Notices shows the agreement row ("Waiting for tenants"). No Serve step. Once the last tenant signs, Done reads "Everyone signed. The tenancy ends on <date>, ... Kera scheduled the end of the lease and emailed everyone a copy." with what to do if the tenants don't move out (Ontario: apply with Form L3 within 30 days; BC: apply to the RTB for an order of possession).

Good to know

  1. Ontario: the PDF is the LTB's N11, with an "Additional tenants" page for extra tenants.
  2. BC: the RTB-8 with the address, end date and time, parties and the landlord's address. Tenants see the RTB-8 compensation warning.
  3. Other provinces (except Quebec): Kera's "Agreement to end the tenancy" with each tenant, a landlord contact line, a signature block per party and statements that it's voluntary and separate from the lease.
  4. A tenant with no email: Online isn't offered ("Add an email for <name>, or sign on paper.").
  5. Manitoba: Kera recommends paper; online still works.
  6. If the termination date has passed when the last tenant signs, the lease ends at once.

Troubleshooting

  1. "An agreement to end the tenancy has to be made after the lease is signed, not as part of it." on the day the lease was accepted. Try again the next day.
  2. "The end date can't be in the past." / "The end date can't be before the lease starts."
  3. Close until they sign closes the composer; reopen from the Notices row's ⋮ → Continue.
