How do I pay an owner (record a disbursement)?

ForProperty managers

Who can do this

Organization admin; members with Owner Disbursements & Statements. Posting without approval needs Approve & Post Transactions.

Where to find it

Accounting → Distributions → an owner → Record disbursement (on a phone, Actions)

Steps

  1. On the Properties tab, tick the properties to pay. The Disburse card shows the ready amount and "N of M properties selected".
  2. Select Record disbursement.
  3. If another approver exists, choose Approve & post now or Submit for approval.
  4. Owner statement: Send to owner now ("Publish to the portal and email the PDF.") or Record only ("Save as a draft to send later.").
  5. Disbursement method: Manual (you paid the owner outside Kera) or Kera transfer ("Sent to the owner's Kera account.").
  6. Payout account: a Trust or Clearing account (or Add new account).
  7. Enter the amount (use Review & adjust individual amounts for several properties) and an optional Memo.
  8. Select Approve & send, Approve & record or Submit for approval.

What happens next

Toast Disbursement posted · "The payout was posted and the statement was emailed to the owner." with View statement. The owner balance drops. A Kera transfer moves money from your Wallet to the owner's Kera account, which pays out to their bank. Submitted payouts show Pending approval and approvers are notified.

Limits

  • Kera transfer needs the owner's payout account to be active and enough available Wallet balance. Otherwise use Manual.
  • You can't pay out more than the owner is owed.

Troubleshooting

  • Kera transfer disabled with "<Owner> hasn't added a bank account yet. You can start that from Owner details.": send the owner a bank setup link.
  • A red line names a property and its reserve shortfall: trust compliance mode blocks it. Lower the amount.
  • "The payout was posted, but the statement email didn't go out. Send it from Disbursements."
  • Toast "Couldn't record disbursement" with a reason.
