How does Kera collect rent, and where does the money go?

ForLandlordsProperty managers

Who can do this

Landlord; Organization admin. Organization members act within their role permissions.

Where to find it

Side nav → Wallet; lease page → Actions; Side nav → Accounting

Steps

  1. Online collection. The manager connects a Wallet (a Stripe account that Kera opens for them). When online payments are on for a lease, Kera bills the tenant through Stripe each rent period. The tenant pays in Kera by card or by pre-authorized bank debit. The money lands in the manager's Wallet balance.
  2. From the Wallet to the bank. The manager uses Payout on the Wallet page to send the available balance to their own bank account or debit card.
  3. Offline collection. Rent paid by cash, cheque, e-transfer or wire is recorded with Record rent payment. Kera marks the month paid and posts it to the books. No money moves through Kera.
  4. Owners (organizations only). Rent collected for a property under an owner contract is owed to that owner, less the management fee. The organization pays owners from Accounting → Distributions, either by recording a payout made outside Kera or by a Kera transfer from its Wallet to the owner's own Kera payout account.

Good to know

Landlords have no owners, so step 4 doesn't apply to them.

Limits

Kera doesn't move money between bank accounts outside Stripe. A payout recorded as Manual is a record of money the manager sent another way.
