How does a tenant pay rent online?

ForTenants

Who can do this

Tenant (the lease's payer).

Where to find it

Tenant portal → Payments → an invoice, or the Pay in Kera button in the "Rent invoice ready to pay" email.

Steps

  1. Open Payments. Invoices are grouped by date, each with a Due, Overdue, Paid or Pending badge and a period line ("Rent for…", "Deposit for…" or "Final month balance for…").
  2. On an open invoice, open Actions (⋯) → Pay now (or select the row).
  3. The pay page shows the property address, a Lease Details button, the rent line with its dates, any deposit line, and Total.
  4. Pick a saved card or bank tile, or add one under Payment Methods → New. When the tenant pays the fee, a Transaction Fee line is added.
  5. Optionally tick Enable automatic charges so later invoices charge this method automatically.
  6. Select Make payment.

What happens next

  • Card: toast Payment made; the row turns Paid. A card that needs bank authentication opens the bank's check on the page first.
  • Bank debit: toast Payment submitted · "Bank payments usually take 3 to 5 business days to clear. We'll mark it paid once it does." The row shows Pending with an estimated arrival.
  • The tenant and manager get an email ("Payment complete", "Deposit received", "Rent and deposit received" or "Final month balance received"). The payment posts to the manager's books and Wallet.

Limits

Kera accepts Canadian credit and debit cards and Canadian pre-authorized bank debit only. Kera doesn't take US ACH, Interac Online or cash at a retailer.

Troubleshooting

  • Pay now does nothing, with "Your landlord has disabled online payments. Please contact them to enable it.": payments are off on the lease.
  • "Couldn't make payment" · "Your payment method was declined. Use a different payment method."
  • "Your bank didn't confirm this payment…": the card's bank check failed. Use another method or contact the bank. Never pay again with the same card until the first attempt is resolved.
  • Warning "Payment needs your bank's confirmation": the bank's check couldn't open. The message says not to pay again and to check Payments for the status.
  • Reopening an invoice shows "This invoice has been paid." or "This payment is processing…": it's done or still clearing. Don't pay twice.
