How does a tenant give notice to end the tenancy?

ForTenants

Who can do this

Tenant (any province except Quebec), on an accepted lease with no termination in progress.

Where to find it

Tenant portal → lease → Give notice to end.

Steps

  1. What are you ending?: "My month-to-month tenancy" (or weekly/yearly), "My lease at the end of its term", or in some provinces "Let your landlord know you're leaving at the end of the term".
  2. When does your tenancy end?: Kera shows the earliest lawful date for delivery today.
  3. Who is giving notice?: you're always named; untick any Co-tenants giving notice who aren't.
  4. Create notice → Sign notice → sign → save.
  5. How will you serve it?: Send it to your landlord through Kera ("Kera emails it to <masked email>"), I delivered it myself (method, date and time), or Serve later.

What happens next

Toast Notice sent by email (Kera email). Done reads "Your tenancy ends on <date>." with the service and deemed-received lines. The lease card shows "You gave notice. This lease ends on <date>." The landlord is notified and the lease is scheduled to end.

Good to know

  1. Forms: Ontario N9; Manitoba Form 7; Nova Scotia Form C; PEI Form 3; NL RT-2018-00045; elsewhere a Kera letter. Nunavut requires Why you're ending the tenancy. NS and BC print an optional Forwarding address for your deposit.
  2. Where the law doesn't require notice at the end of a fixed term (AB, NS, NB, MB, SK, YT), the courtesy "Notice of Moving Out" card says "Not required by law in <Province>".
  3. Kera email is offered only when the landlord set an email for notices and allows tenants to serve by email, and the province allows it. Not in NS, MB, AB, NT, NU or YT.
  4. A date that isn't the last day of a rental period is moved to the period end.

Troubleshooting

"That's too early. The earliest date is <date>." / "Your landlord hasn't set an email for notices. Deliver it yourself." / "You already gave notice on this lease." / "It's too late to end the lease at the end of its term on <date>..."
