How do I edit an inspection after submitting it?

ForLandlordsProperty managers

Who can do this

Landlord; Organization users with Edit Inspections. For Pending sign-off or Completed inspections that aren't archived.

Where to find it

Inspections → the inspection → Actions → Edit inspection

Steps

  1. Select Edit inspection. The dialog names who has already signed and explains that signing is paused and their signatures will be dismissed when you submit. Select Edit inspection.
  2. On the capture page ("Editing a submitted report. The signed version stays in effect until you submit."), change ratings, notes, photos or rooms.
  3. Select Submit changes. The dialog lists each change and the signatures that will be dismissed.
  4. Enter the Reason for amendment (printed on the report and shown to every signer) and select Submit changes.
  5. To abandon instead, select Discard changes, then Discard changes again (or Keep editing).

What happens next

While you edit, the inspection shows Being edited everywhere, and tenants and owners see "Your landlord is updating this report. You'll be asked to sign again once it's ready." After submitting: toast "Changes submitted", status Pending sign-off, a new report reading "Amended report · Version 2 · Replaces version 1" with an Amendments section, and each signer gets "Inspection report updated: please sign again". Discarding restores the previous version and signatures, with no notifications.

Good to know

If nobody had signed yet, the report is regenerated as the same version with no amendment section.

Troubleshooting

  • "No changes yet" (disabled): nothing changed. Discard instead.
  • "Say why the report is being amended.": enter a reason.
  • If no new signing request arrives, Send for signing appears in Actions ("Report sent for signing").
  • No Edit inspection: the inspection is Draft, Void or archived, or the role lacks Edit Inspections.
