How do I accept my lease?

Who can do this
Each tenant named on a lease that is Awaiting acceptance or Partially accepted.
Where to find it
Leases → the pending lease → the right-hand column (on a phone, the cards above the tabs).
Steps
- If you're the paying tenant and the lease takes online payments, choose a default payment method under Set default payment method: Pre-authorized (bank account) or Debit or Credit card. Add a card with Card Number, expiry and CVC, then Save. Only the methods your manager accepts are offered.
- If you want rent to be charged automatically, select the method and tick Enable automatic charges.
- If the lease document has fields for you, click Sign document and complete them (see the next article).
- Tick "I have read and agree to lease agreement, details above, and the platform terms of service".
- Click Accept and Continue.
What happens next
You see Lease accepted and return to Leases. Your manager is notified. If the lease takes payments, your first rent invoice appears in Payments. If a separate deposit invoice is due, Kera says "Your deposit invoice is ready. Pay it to finish setting up this lease." and opens it.
Good to know
- When the tenant pays processing fees, a Transaction fee box shows the fee: a flat fee for pre-authorized debit, or 2.9% + CA$0.30 for cards. When the landlord pays, no fee shows.
- Co-tenants who aren't the payer see no payment section.
- A lease with no document accepts with the checkbox only.
- With several tenants, the first to accept sees "You have already accepted the lease, we are waiting for all tenants to accept the lease" and the lease reads Partially accepted until everyone accepts.
Limits
Tenants can't decline or counter a lease invitation in Kera. Talk to your manager.
Troubleshooting
- Accept and Continue is greyed out until the checkbox is ticked.
- "Verify your email address before signing…" means you must click the link in your verification email, then refresh.
- "The lease agreement still needs your signature…" means fields your manager marked for you are blank. Click Sign document.
- A card greyed out with "Your landlord does not accept this payment method" can't be used for this lease.
