Steps

  1. When a lease is accepted (or recorded), Kera adds move-in tasks: "Prepare unit for move-in" (due 7 days before the start) and "Key handover" (due on the start date).
  2. As lease dates approach, Kera adds province tasks. In Ontario: "Serve rent increase notice (Form N1)" (appears about 150 days before the lease end, with 90 days' notice), "Lease auto-converts to month-to-month" (about 90 days before a fixed term ends) and "Pay annual interest on last month's rent deposit" (yearly, when there's a last month's rent deposit). Other provinces get their own tasks and form names, for example "Complete move-in condition inspection (RTB-27)" in British Columbia, "Serve rent increase notice (Form 1A, 3 months)" in Manitoba, or "Serve rent increase notice (RT-2018-00050, 6 months)" in Newfoundland and Labrador.
  3. When a tenant serves notice to end the tenancy, Kera adds "Schedule the move-out inspection" and, where the province holds a security deposit, "Return or account for the deposit". Ontario gets no deposit task.
  4. Other features add tasks: serving a notice of entry later ("Serve the notice of entry for <date>"), signing an Alberta or New Brunswick notice of entry, delivering an inspection report ("Deliver the move-in report to your tenants by <date>", and "Inspection report delivery is late"), British Columbia's RTB-22 ("Serve RTB-22 for the inspection on <date>"), renewal offers in Manitoba and Saskatchewan, and deposit statements after a tenancy ends.

What happens next

Time-based tasks are added by a nightly run (about 4 a.m. Toronto time), so a new one can take up to a day to appear. Many complete themselves when you do the thing in Kera (for example, delivering the report or recording service of a notice). Tasks that no longer apply are set to Dismissed, never deleted.

Good to know

Every province and territory has its own set. Ontario never gets a security-deposit-return task.

Limits

You can't turn off auto-generated tasks or create your own task rules. Dismiss any you don't need.
