What is a maintenance request, and how does it relate to a work order?
ForLandlordsProperty managers
Who can do this
Landlord; Organization admin; Organization members whose role has View Maintenance Requests. Tenants create and view their own requests. Owners view requests on properties they own (read-only).
Where to find it
Side nav → Maintenance Request
Steps
- A maintenance request is a record of something that needs fixing at a property or unit: a subject, a description, a category, an urgency, photos or videos, and (for tenant requests) whether someone may enter.
- Each request has a status: Pending (new), In progress or Closed.
- A "work order" is the same record. Kera calls a request a work order in some messages, and a request created from a flagged inspection item is called a work order on the inspection.
What happens next
When a request is created, the property's notification recipient gets an email, "[Action required] New Maintenance Request: <subject>", and an in-app notification, "New Maintenance Request".
Limits
Category, urgency, vendor and teammate are all chosen by hand. Kera doesn't suggest them.
