How do I set up accounting during onboarding?

ForLandlordsProperty managers

Who can do this

Landlord and Organization accounts.

Where to find it

Setup hub → Set up your accounting → Set up, or the accounting step after an import.

Steps

  1. On Set up your accounting, click Set up accounting (or I'll do this later).
  2. Answer each question in the Set up accounting panel ("Each answer is saved when you continue."). Click Continue after each one.
    • Do you charge GST/HST on your fees? Yes ("I'm registered to collect GST/HST") or No ("My fees aren't taxed"). If Yes, enter GST/HST number and How is tax applied to your fee?: Added on top or Already included.
    • How should owner statements look? Statement logo (PNG or JPEG), Business name on statements, Phone, Email, Address.
    • Send statements automatically? Yes ("Email each owner their statement on a set day each month") with Send on day of month (1 to 28), or No ("I'll send them myself").
    • What's your default management fee? Percentage of collected rent (Percentage rate), Flat monthly (Flat amount) or Flat + percentage (both), plus Minimum monthly fee.
    • Any trust safeguards? (optional) Block payouts below the owner's reserve (recommended) or Warn me only, plus Trust discrepancy alert threshold.
    • Which bank accounts do you use? Connect a bank (through Plaid) or Add manually (Account name, Account type, Opening balance, As of date) → Add account. The step's button reads Skip until an account exists.
  3. Click Finish setup at the top.

What happens next

The Owner statement preview on the right (on a phone, a bar at the bottom with Details) updates as you type. Preview statement opens a full sample. Each answered step folds into a one-line summary. Finish setup saves everything and returns you to the hub, where the tile shows "Accounting configured". All answers can be changed later in Settings → Accounting (see the Settings chapter).

Good to know

  • Property Managers also see Count collected rent as your income? on the GST/HST step. Leave it off if you collect rent on the owner's behalf (held in trust).
  • Pressing Enter in a manual bank field adds the account; it doesn't continue the step.

Limits

Finish setup stays disabled until every step except trust safeguards is answered.

Troubleshooting

  • "Couldn't save accounting settings": the step stays open. Try Continue again.
  • "Bank connected", "Couldn't connect bank" or "Couldn't open bank connection": the Plaid bank connection result. Try again or add the account manually.
  • "Your bank sign-in worked, but we couldn't save the connection. Try connecting again.": connect again.
