How do I give an N8 (persistent late rent and other end-of-term reasons, Ontario)?
ForLandlordsProperty managers
Who can do this
Landlord, Organization admin, Organization members with Terminate Leases and Prepare Notices.
Where to find it
End lease → Persistent late rent or another N8 reason.
Steps
- Under Why are you ending the tenancy?, tick one or more: The tenant persistently pays rent late, The tenant no longer qualifies for public or subsidized housing, The unit came with the tenant's job, and the job has ended, the condo purchase reason, or The agreed period for rehabilitative or therapeutic care has ended.
- Fill Dates and details (for late rent: each due date and the date paid).
- Fixed term end date is optional and prefilled from the lease; leave it blank for a month-to-month tenancy.
- Create, sign and serve.
What happens next
The termination date is the end of the fixed term, or for a month-to-month tenancy the last day of the month at least 60 days out.
