How do I give an N12 because I, my family or a purchaser need the unit (Ontario)?

ForLandlordsProperty managers

Who can do this

Landlord, Organization admin, Organization members with Terminate Leases and Prepare Notices.

Where to find it

End lease → Landlord or family moving in.

Steps

  1. Choose Who needs the unit? (the landlord, their spouse, child or parent, the spouse's child or parent, a purchaser, or the purchaser's family).
  2. Enter Name of the person moving in.
  3. For a landlord or landlord-family relationship, optionally tick Give at least 120 days' notice instead of paying compensation. Otherwise tick I will pay one month's rent (or offer a comparable unit) on or before the termination date (or This has already been paid or offered).
  4. Create, sign and serve.

What happens next

Termination date: the last day of the month at least 60 days out, the end of the fixed term if later, or with the 120-day option the last day of a period at least 120 days out. Done notes the compensation owed, or "No compensation is owed because the termination date is at least 120 days after you gave the notice." The lease banner reads "This lease ends on <date> under the N12 notice."

Good to know

A purchaser relationship never offers the 120-day option.

Troubleshooting

If you prepared a 120-day N12 and serve it on a later day that leaves less than 120 days, serving is refused; prepare it again. "You must acknowledge the compensation requirement" if no compensation box is ticked.
