How do I force-terminate a lease?

Who can do this

Landlord, Organization admin, Organization members with Force-Terminate Leases.

Where to find it

End lease → Force-terminate (header button).

Steps

  1. Press Force-terminate.
  2. Read Force-terminate this lease. It says this overrides the tenant's agreement and should be used only when the tenant won't consent or can't be reached and billing needs to stop now. It lists what happens immediately: "Cancel automatic payments and stop new invoices on this lease", "Release the unit so it can be shown or re-leased", "Mark the lease terminated in Kera".
  3. Enter a Reason (required).
  4. Press Force-terminate.

What happens next

The composer closes and the lease shows Terminated. End lease, Turn on online payments and Increase rent disappear.

Limits

This does not end the tenancy at law. In Ontario the dialog reminds you that ending still needs an N11 or the right N-form plus an LTB application; elsewhere, your province's process. It can't be undone from the UI.
