How do I end a tenancy in Saskatchewan?

ForLandlordsProperty managers

Who can do this

Landlord, Organization admin, Organization members with Terminate Leases and Prepare Notices.

Where to find it

End lease on a Saskatchewan lease.

Steps

  1. Every Saskatchewan landlord notice is made in the ORT portal: "You create this notice in the ORT portal. Upload it here to record service."
  2. Cards: Tenant hasn't paid rent (Form 7), Tenant hasn't paid utilities (Form 7a, 15 days after a written demand), Breach of a material term (Form 8, after a notice to remedy), Smoking in a landlord-occupied house (Form 8, after a written warning), Other cause (Form 8), Employment has ended (Form 8a), Landlord or family moving in (Form 8b), Purchaser moving in (Form 8c), Demolition, renovation or conversion (Form 8d), Tenant no longer qualifies for a housing program (Form 8e), Both parties agree.
  3. For cards that need a pre-termination notice, Kera can write the notice to remedy, utility demand or written warning.
  4. Upload the ORT notice, then serve and record it.

Good to know

Serving by mail or email requires I've also posted a copy of the notice on the tenant's door.
