How do I end a tenancy in Nova Scotia?

ForLandlordsProperty managers

Who can do this

Landlord, Organization admin, Organization members with Terminate Leases and Prepare Notices.

Where to find it

End lease on a Nova Scotia lease.

Steps

  1. Tenant hasn't paid rent (Form D, rent 3 days overdue): Period from, Period to, Rent owing for the period, Paid toward it.
  2. Tenant hasn't paid rent (weekly tenancy) (Form F, 7 days overdue).
  3. Breach of a statutory condition (Form E): Which statutory condition was breached? and details.
  4. Student, employee or uninhabitable premises (Form F): the reason.
  5. Purchaser moving in: upload Form DR2 with the purchaser's affidavit.
  6. Own use, repeated late rent, interference or illegal activity: these need an application to the Director (Form J). Choose Record it to record the Director's order (document optional). Done reads "Recorded on the lease. Nothing is served."
  7. Both parties agree.

Limits

Demolition, repairs or renovations can't be chosen. Kera doesn't prepare the Form DR5 agreement; use the province's Form DR5.

Good to know

Mail requires the registered-mail tick. Kera can't email Nova Scotia notices for you; email it yourself and record Email (I sent it myself).
