How do I end a tenancy in Newfoundland and Labrador?

ForLandlordsProperty managers

Who can do this

Landlord, Organization admin, Organization members with Terminate Leases and Prepare Notices.

Where to find it

End lease on an NL lease.

Steps

  1. End the tenancy (no fault): the Landlord's Notice to Terminate (Standard). Answer How often rent is paid. 3 months for a monthly tenancy.
  2. Notice to Terminate Early (Cause): Tenant hasn't paid rent (10 days once rent is 5 days overdue), Breach of a material term (after a notice of contravention), Cleanliness or damage (after a notice to comply, the Request for Repairs form), Interfering with others (at least 5 days), Tenant made the premises unfit (effective immediately).
  3. Group termination (10 or more units): upload the notice you prepared.
  4. Both parties agree.

What happens next

Cause periods count clear days (the day it's received and the move-out day don't count). The Standard notice ticks the fixed-term or month-to-month box to match the lease.

Troubleshooting

"This notice can be given once rent is 5 days overdue. You can give it from <date>."
