How do I end a tenancy in New Brunswick?

ForLandlordsProperty managers

Who can do this

Landlord, Organization admin, Organization members with Terminate Leases and Prepare Notices.

Where to find it

End lease on a New Brunswick lease.

Steps

  1. Tenant hasn't paid rent (Notice to Vacate, at least 15 days; paying within 7 days cancels it): Total rent owed, Rent, Day of the month rent is due.
  2. Late again after a Notice to Vacate: upload the Final Notice to Vacate.
  3. Landlord or family moving in, Converting to a non-residential use, Caretaker job has ended (SN 7021): Kera asks When the tenancy began (defaults to the lease start). At 5 years or more the earliest date is 3 months out.
  4. Significant renovation (SN 7021): Date of the officer's written approval and Approval file number are required.
  5. Tenant breached their obligations: give a notice of complaint first (Kera can write it). The tenancies officer serves the notice to quit; upload it here.
  6. Extensive damage: ask the tenancies officer; upload their notice.
  7. Both parties agree.

Good to know

For an officer's notice you already have, choose The tenancies officer already served the notice to quit ("Record their notice and when they served it."). Enter the issue date, Date the tenancies officer served it and the termination date. Kera records it as already served, with no Serve step and no new certificate.

Troubleshooting

"Enter the date of the tenancies officer's written approval." / "Use the officer's service date, on or after the notice date and no later than today."
