How do I end a tenancy in British Columbia?

ForLandlordsProperty managers

Who can do this

Landlord, Organization admin, Organization members with Terminate Leases and Prepare Notices.

Where to find it

End lease on a BC lease.

Steps

Pick the reason card:

  1. Tenant hasn't paid rent (RTB-30, 10 Day Notice): enter rent owing, Date the rent was due, termination date. Earliest date: 10 days after the tenant receives it.
  2. Tenant hasn't paid utilities (RTB-30): first answer the written demand question; enter Unpaid utilities and Date of the written demand for the utilities. More than 30 days must pass after the demand.
  3. Cause (RTB-33 One Month Notice): tick the reasons and describe what happened.
  4. Breach of a material term (RTB-33): needs a written breach letter first; tick the material term reason.
  5. Employment has ended (RTB-33).
  6. Demolition or conversion (RTB-29 Four Month Notice): What you're going to do, the permit (Date the permit was issued, Issued by, What it's for, Permit number) or no permits needed, Planned work, Details of the work. Earliest date: 4 months out, the day before rent is due.
  7. Upload only: Landlord or close family moving in (RTB-32L), Purchaser or their family moving in (RTB-32P), Unit needed for a caretaker (RTB-29C), all generated in the RTB portal ("Generate this notice in the RTB portal, then upload it here."), and Tenant no longer qualifies for subsidized housing (RTB-32Q).
  8. Record only: Renovation that needs the unit empty (record the RTB order).
  9. Both parties agree (RTB-8; see "Ending by agreement").

What happens next

On Notice details, Termination date shows "Served today, the earliest date is <date>: <rule>". A date before that is refused: "The termination date can't be earlier than <date> if you serve it today." Kera rechecks against the actual service date.
