ForLandlordsProperty managers

Who can do this

Landlord, Organization admin, Organization members with Terminate Leases and Prepare Notices.

Where to find it

End lease on an Alberta lease.

Steps

  1. Unpaid rent or a substantial breach (Form 3, 14 days): Rent owing today, Rent that will fall due before the termination date, or the breach.
  2. Significant damage, assault or threat (Form 4, 24 hours): what happened, optional Time to leave by (12 noon if blank).
  3. Landlord's use, sale, demolition or renovation, Condominium conversion or Employment has ended (Form 1): the Reason. 3 tenancy months, or 365 days for a condominium conversion or major renovation.
  4. Both parties agree (Kera's agreement).

What happens next

Kera prints each form from the regulation's schedule text.

Good to know

On a fixed-term lease whose term hasn't ended, the Form 1 cards can't be chosen ("This lease is a fixed term ending <date>. Form 1 ends only a periodic tenancy..."). Serving Form 3 or 4 by mail requires the registered-mail tick.
